When buying or building a home, the last thing you need is to find yourself in a boundary dispute with your neighbor. One of the most important steps you can take to avoid this or other issues, is to order a boundary survey from a Professional Land Surveyor.
A boundary survey is a precise measurement of the land, or property that is described in your deed. A Land Surveyor will locate all your improvements such as your house, driveways, fences, and other features and show them in relation with your property boundary. A survey can determine if there are any issues with surrounding properties such as building or fence encroachments.
If requested, a surveyor can also let you know where any easements may be located on your property as may be listed on your title report. These easements may be for utilities, access on or through your property, drainage ditches and structures, or other rights that may affect your land.

The American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS) teamed up to create detailed and uniform requirements for the surveying or commercial properties. The most recent of these is the 2021 Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys which went into effect on February 23, 2021. These surveys are often required by lenders when large land developments are involved. We are equipped to handle any size ALTA/NSPS survey and will provide a PDF drawing with hyperlinks for all Schedule ‘A’, ‘B’, and Table ’A’ items to the corresponding document as provided by the client.
